Carolina Park, the premier master-planned
community in Mount Pleasant, recently celebrated an important
milestone when Mount Pleasant community leaders and Carolina
Park partners opened Park Avenue Boulevard to vehicular traffic.
The 4-lane, one mile-long road was paid for completely with
private funds and serves as a major thoroughfare for the Carolina
Park community, connecting future residents with their Mount
Pleasant neighbors and the entire Lowcountry.
Park Avenue Boulevard is the final link in the road network
that provides a meaningful alternative to Highway 17 North
for Carolina Park and the neighboring communities of Park
West, Dunes West, Brickyard Plantation and Rivertowne Country
Club. Carolina Park residents will also gain access all the
way to I-526 through Park Avenue Boulevard, connecting them
to the rest of the Lowcountry while alleviating traffic on
Highway 17 North. The new road also provides a second access
to Wando High School located within Carolina Park.

Carolina Park is a 1,700-acre “smart growth” community under development in northern Mount Pleasant. The new Wando High School in Carolina Park opened in 2004 and a 18,000 square foot child development center (The Children's Center at Carolina Park) opened this year on 1 3 1/2 acre parcel.
Roads have been paved and the first of 350 single-family home lots, constituting Carolina Park’s first phase of residential development have been platted and staked out. Construction of the first lots are scheduled to begin in the next month or two. A total of 1,745 houses are slated to be built during the next nine years.
Roper St. Francis Healthcare has begun construction on the 78 acres it purchased for its new 85-bed hospital, which is expected to open November 2010. (Roper Hospital Web Site)
The developers also have a 1.5-acre parcel set aside for an office building, another 1.5-acre parcel earmarked for a bank and 15 acres for a church.
Carolina Park features more than 400 acres of economic development space for companies seeking 50 to 100 acres each for corporate headquarters. The economic development segment will take about 20 years to build out, Hornstein estimated.
The plan also includes space for an institution of higher education, a police department, a fire department, a library and an Emergency Medical Service facility. Medical offices will be built near the new Roper hospital.
The development’s retail area will occupy more than 185 acres. Retailers most likely will start building after the first phase of residential development is completed.The retail segment will take about 15 years to build out.
Carolina Park’s residential segment will include apartment units in addition to single-family homes. A 545-acre low-density housing area will limit homebuilding to one house per acre. The remaining single-family homes will be built in higher-density areas.
Finally, the development will have 14 miles of biking and walking trails and 78 acres of park space.
